Complying with the House Rules at 2255 Wildcat is a requirement for staying at our home. Failure to adhere to the below House Rules may result in penalties such as deductions from the security deposit and/or eviction. Please take 3 minutes to carefully review the 10 House Rules.

  1. General Requirements:

    • Have fun, relax, and enjoy the views! Please treat the house as if it was yours.  This is our family’s home so please be respectful of our furniture, art, amenities, etc.  We hope you enjoy the house and amenities as much as we do!

    • Please give us the opportunity to try and solve any problem you may have. We are on call/email 24/7 and our property manager lives 10 min away.

    • NO FIRES OR CAMPFIRES!  The only fire allowed is the remote controlled fireplace in the living room.  This is an HOA and Gunnison County rule for the entire neighborhood due to the distance from the fire department.

    • Smoking/Vaping is NOT permitted at 2255 Wildcat.  100% of your security deposit will be deducted.

    • Pets are NOT permitted at the 2255 Wildcat. 100% of your security deposit will be deducted.

    • Parties and/or large gatherings of any kind are strictly prohibited at 2255 Wildcat.  Immediate phone call to the police and eviction from the property will ensue if this rule is broken.  

    • Guests are fully responsible for the safety and security of themselves and their children at all times.

    • Guests and visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours.

    • Locked owner’s closets, mechanical room, owner’s vehicles and greenhouse are OFF LIMITS to guest.  

    • No shoes in the house. Please leave your shoes in the garage.

    • All guests must comply with all House Rules and any other instructions from Jordon Ringel (owner), Chelsea Cox (owner), or Ian Loeffler (Property Manager) during their stay. Only conformed registered guests are permitted in our home who were approved at the time of booking. No extra guests or visitors after booking unless prior written approval from host.

  2. Damages and Breakages:

    • Guests agree to reimburse 2255 Wildcat CB, LLC for the damages or losses caused to 2255 Wildcat’s real and personal property or third persons or their property arising out of or related to the negligent act or omission or willful misconduct by the guests and/or visitors.  

    • All damages and breakages must be reported to Jordon Ringel, Chelsea Cox, or Ian Loeffler immediately. Failure to report them will result in a penalty deduction from the security deposit.

    • To avoid damages and breakages, no furniture is to be moved from one room to another.

    • Nothing is to be removed from the property - towels, blankets, toys, iPad, phone chargers, etc. are to stay at the property.  

    • Guests are responsible for and shall reimburse Host within 7 business days of each stay for any purchases made through any medium for the duration of the stay, including but not limited to, movies ordered or other additional purchases made during each stay.

  3. Vehicles:

    • 4 vehicles max at the property and we do not allow trailers or campers. No exceptions unless prior written approval from either Jordon Ringel or Chelsea Cox.  

    • No cars should ever be left on Wildcat Trail which is the main road before the driveway. Cars are to only be parked on our paved driveway.

    • Guests and any visitors are to comply with the neighborhood speed limits and drive at a safe and courteous speed.

    • Guests shall not touch owner’s vehicles and other miscellaneous equipment in the garage.  

  4. Security:

    • Any time guests leave 2255 Wildcat, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain, snow, and water damage.  

    • Guests must switch off lights/electronics/fireplace/etc. when not in use to promote energy saving.

    • We do have exterior surveillance cameras and also interior cameras in the garage, mechanical room, locked owners closets and locked greenhouse.

    • Please do not lock the door knob in the garage so the smart lock works properly.  

  5. Hot Tub:

    • For safety reasons, it is not permitted to use any glassware in or around the hot tub area. Plastic and cans only in the hot tub.

    • Children under the age of 12 must have adult supervision while using the hot tub.

  6. Balcony and Deck Areas:

    • Guests must supervise any babies and children at all times when using the deck areas.

    • Please make sure to shut off the propane after each use on the outdoor gas grill.  Extra propane can be found in the garage.

  7. Garbage & Recycling:

    • Guests and their visitors are to dispose of garbage and recycling in the allocated trash cans, and excess rubbish must not be left in living areas or outside.

    • Please take full garbage bags to the garage and leave the bags in the designated trash bins in the garage.  We will dispose of the trash after you checkout.

    • We do have bears in the neighborhood so do not leave any trash/food outside.  Do NOT bait bears!

  8. Checkout Procedures - Please..

    • Be out of the house before 12pm (noon) on your checkout date.

    • Check drawers and under the beds to make sure none of your valuables are left behind.

    • Leave the garage door, gate opener, JBL Bluetooth speaker, and wine key on the kitchen counter.

    • Plug in the iPad to charge next to the couch.

    • Make sure all windows and doors are properly closed.

    • Make sure all lights, electronics, and the fireplace is turned off.

    • Strip all the beds that were used and leave the sheets in laundry room.

    • Load all dishes and start the dishwasher.

    • Leave the trash and recycling in the garage containers.

    • Complete the feedback survey.

    • Add a comment in our guestbook located on the coffee table.

    • Remember to leave a 5-star review on AirBnB/VRBO if you enjoyed your stay.

  9. Injury Incidents:

    • First-Aid kits are located in the cleaning closet next to the top of the stairs and the master closet.  

  10. Compliance:

    • Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement.

    • The owner and manager reserve the right to withhold the security deposit and/or evict guests/groups from the property who refuse to follow these House Rules.
