HOUSE RULES

Compliance with these House Rules at 2255 Wildcat Trail is mandatory. Failure to adhere to these terms may result in security deposit deductions, additional damage charges, and/or immediate eviction without refund.

1. General Conduct & Safety

  • Respect the Home: This is a private family residence. Please treat our furniture, art, and amenities with care.

  • Fire Restrictions: NO OPEN FLAMES, CAMPFIRES, FIREWORKS, OR FIREARMS. Only the remote-controlled living room fireplace and outdoor propane grill are permitted. Violation of this HOA and County rule will result in immediate police/fire notification and eviction.

  • Fire Emergency & Egress: In the event of a fire emergency, a secondary egress route is available. Evacuation maps are posted in the garage (by the exit door) and in the office (by the fire emergency phone).

  • Code Red Alert System: The home is equipped with a Code Red (Reverse 911) system. If there is a nearby fire emergency, the dedicated phone in the office will ring to provide official alerts and instructions.

  • Wildlife Protection: DO NOT FEED BEARS. Keep all doors and garage doors closed. Do not leave food in vehicles or outdoors. Guests are liable for all wildlife-related damages caused by negligence.

  • Supervision: Guests are solely responsible for the safety of themselves and their children. Supervision is required at all times, especially near the steep ridge, deck railings, and hot tub.

2. Property Boundaries & Limits

  • Occupancy: Only confirmed, registered guests are permitted. No additional visitors are allowed without prior written approval.

  • Off-Limits Areas: Locked owner’s closets, the mechanical room, owner’s vehicles, and the greenhouse are strictly off-limits.

  • Noise: Keep noise to a minimum to respect neighboring properties, especially during nighttime hours.

  • Illegal Activity: No illegal substances or commercial filming/photography are permitted.

3. Home Care & Maintenance

  • Septic System: Flush only toilet paper. All other products must be disposed of in trash cans. Be mindful of the garbage disposal.

  • Shoes: No shoes inside the house. Please use the garage or entryways for storage.

  • Smoking/Vaping: 2255 Wildcat is a 100% smoke-free property. Violations will result in a total forfeiture of the security deposit and/or additional fine.

  • Pets: Prohibited unless prior written approval is granted and the pet fee is paid.

  • Furniture & Items: Do not rearrange furniture. No property (towels, iPads, chargers, etc.) may be removed from the premises.

4. Winter & Terrain Hazards

  • Roof Avalanches: Snow/ice can slide off the roof without warning. Do not play or park vehicles under roof overhangs.

  • The Ridge: Stay away from the steep ridge year-round. In winter, walking on the ridge can trigger localized avalanches.

  • Vehicles: Maximum of 5 vehicles. No trailers or campers. Park only on the paved driveway; parking on Wildcat Trail is strictly prohibited.

5. Deck & Hot Tub

  • Hot Tub: Maximum 6 people. No glass or splashing (to protect the electronics).

  • Umbrella & Grill: Close the deck umbrella when not in use. Turn off the propane tank after using the grill.  

6. Damages & Security

  • Reporting: Report all damages or breakages to Jordon immediately.

  • Liability: Guests agree to reimburse 2255 Wildcat CB, LLC for all losses or damages exceeding the security deposit.

  • Security: Ensure all windows and doors are properly closed when leaving. Exterior and garage surveillance cameras are in use.

  • Fines: Lost garage or gate openers will result in a $75 replacement fee per item.

7. Emergency Resources

  • Life Safety: Dial 911 for fire or medical emergencies.

  • Emergency Equipment: Fire extinguishers are located in the garage, mechanical room, upstairs cleaning closet, and under the kitchen sink. First-aid kits are in the cleaning closet and master closet.
